Facilities management contracts generate vast amounts of data across compliance, maintenance, energy, assets and procurement, but much of it remains trapped in separate silos, systems and reports. Eddy is Q3’s AI-powered Estate Data Intelligence capability: an intelligence layer that connects and interrogates estate data, turning it into practical recommendations that help Property Directors and other senior leaders decide what to do next.

Every multi-site estate creates a valuable trail of facilities management data: planned preventive maintenance records, compliance checks, energy readings, asset histories, supplier invoices and service-performance reports. Yet when those records sit in separate CAFM, finance, property and procurement systems, it is difficult to see the whole picture or understand what the combined evidence is saying.
Meanwhile, Property Directors, Finance Directors and estates teams must make decisions about risk, maintenance, investment and space with incomplete information. That can lead to reactive estate management, recurring failures, missed efficiencies and avoidable expenditure. Eddy brings the evidence together so decisions can be based on connected estate intelligence rather than isolated reports.
Eddy sits across the FM and property data available to Q3, subject to the appropriate permissions, and uses AI to identify patterns, risks, inefficiencies and opportunities. It converts information from maintenance, compliance, energy, procurement and asset systems into clear, evidence-led recommendations across five areas: Better FM, Better Compliance, Better Purchasing, Better Investment and Better Estate Decisions.
Here, perhaps we could have an animation or infographic as a visual that does the heavy lifting. The visual could be data inputs on the left (maintenance, compliance, energy, procurement, assets) flowing into Eddy in the centre, with recommendations out on the right across the five pillars).
Different decision-makers can ask different questions of the same estate data. Eddy helps turn those questions into practical priorities.

Ask Eddy to identify recurring failures, rising maintenance costs, poor-performing assets and service trends, helping teams target the underlying causes rather than repeatedly treating the symptoms.
Ask Eddy to look beyond PPM completion figures and highlight missing evidence, unresolved defects, overdue remedial actions and other gaps that may leave the estate exposed.
Ask Eddy to compare suppliers, categories and pricing across the estate, revealing fragmented purchasing, inconsistent rates and opportunities to use the buying power of the whole portfolio.
Ask Eddy to combine asset condition, maintenance history, energy performance and lifecycle information, helping you prioritise capital expenditure where intervention can create the greatest value.
Ask Eddy to connect facilities management information with property, utilisation and financial data, helping leaders explore informed options for consolidation, repurposing, leasing or disposal.
Eddy is designed for senior decision-makers responsible for complex, multi-building estates, including Property and Estates Directors, Finance Directors, Procurement teams, Engineering and Compliance leaders, Sustainability teams and senior management. It is particularly relevant where teams need a joined-up view across numerous buildings, suppliers and data sources, from established corporate portfolios to public-sector estates navigating structural change.

Eddy is not a generic AI chatbot or another dashboard. As your facilities management partner, Q3 already understands how the estate operates and, subject to agreed access and permissions, holds significant operational FM data. That means Eddy can begin with context: how assets, suppliers, compliance obligations and service delivery connect in the real world.
Technology alone does not make estate decisions. Q3 combines AI-powered estate intelligence with practical human FM expertise, a consultancy-led approach and the capability to implement recommended improvements through integrated facilities management. Our specialists interpret the findings, test them against operational realities and help translate insight into action.
Together, Q3 and Eddy move the conversation beyond “How well are we delivering the FM contract?” to “How can we make your whole estate perform better?”
Your buildings are already generating the data. Eddy turns it into intelligence you can act on. Talk to Q3 about the questions you need your estate data to answer and arrange a practical demonstration using realistic scenarios.
Q3 is a great business to work with and to work for. We were set up by a group of people motivated by experience to create a very different type of Facilities Management company. Here you’ll find out more about us and how we work. If that’s not enough, contact us
Eddy stands for Estate Data Intelligence. It is Q3’s AI-powered capability for connecting and interrogating information from facilities management, assets, compliance, energy, procurement, property and finance sources. It looks for patterns, risks, inefficiencies and opportunities, then supports Q3’s specialists in developing practical recommendations for the estate.
Standard FM reporting usually describes what has already happened against individual measures, such as completed tasks, costs or service levels. Eddy connects information across multiple sources to help answer three wider questions: What is happening? Why is it happening? What should we do about it? The focus is not simply on presenting more data, but on creating actionable estate intelligence.
The timescale depends on the number of buildings, the questions you want to answer, the quality and accessibility of the available data, and the systems involved. Q3 will begin by agreeing the desired outcomes, reviewing data readiness and permissions, and defining a proportionate scope. We can then provide a clear implementation plan and realistic timetable.
No. Eddy is not another CAFM system and does not replace the platforms you use to manage work orders, assets or planned maintenance. It acts as an intelligence layer across relevant data sources, helping you extract more value from the systems and information you already have.
Eddy is initially being introduced to existing Q3 clients, where our knowledge of the estate and access to operational FM data can accelerate the process. Q3 also welcomes conversations with prospective clients managing complex, multi-site estates; suitability, scope and data requirements will be assessed with you.
Eddy will only use data agreed for the defined purpose and subject to the appropriate client permissions, access controls and governance arrangements. Before implementation, Q3 will confirm the relevant data sources, authorised users, responsibilities and security requirements with your organisation. Access will be limited to approved people according to the agreed scope.
