For some years, FM providers have promoted integrated facilities services (IFM) as a panacea, a convenient, one-stop-shop solution, capable of satisfying every client’s requirements. Indeed, there are many acknowledged benefits attributed to the IFM model including economies of scale, cost savings, reduced management resource, a single monthly bill to one supplier and a consistent quality of service across the portfolio.
However, numerous service providers now occupy this space and it’s a challenge to see much difference between one provider and another. The innovation itself has become commoditised, devalued by price pressure and many of the original benefits no longer accrue.
IFM can still have a role to play but how can you make it work and deliver value for you and your organisation?
Part of the problem is that many FM tender documents prescribe what a client wants, not necessarily what they need. So, when the service provider first engages with a potential client, they rarely invest enough time listening to, or understanding their customer’s specific challenges and needs. Simple things get overlooked, like taking account of the maturity of that client and where they sit in their outsourcing journey.
Not listening to your customer is a fundamental mistake, as any sales trainer will tell you. In the FM tender process, the result is that the off-the-shelf FM offer, arrives gift-wrapped with the client’s name on it and promoted as a bespoke solution. It isn’t, and sadly, it’s frequently a solution designed to suit the supplier than the client.
