what's behind the name?

For some years, FM providers have promoted integrated facilities services (IFM) as a panacea, a convenient, one-stop-shop solution, capable of satisfying every client’s requirements. Indeed, there are many acknowledged benefits attributed to the IFM model including economies of scale, cost savings, reduced management resource, a single monthly bill to one supplier and a consistent quality of service across the portfolio.

However, numerous service providers now occupy this space and it’s a challenge to see much difference between one provider and another. The innovation itself has become commoditised, devalued by price pressure and many of the original benefits no longer accrue.

Integrated FM tailored to your needs

IFM can still have a role to play but how can you make it work and deliver value for you and your organisation?

Part of the problem is that many FM tender documents prescribe what a client wants, not necessarily what they need. So, when the service provider first engages with a potential client, they rarely invest enough time listening to, or understanding their customer’s specific challenges and needs. Simple things get overlooked, like taking account of the maturity of that client and where they sit in their outsourcing journey.

Not listening to your customer is a fundamental mistake, as any sales trainer will tell you. In the FM tender process, the result is that the off-the-shelf FM offer, arrives gift-wrapped with the client’s name on it and promoted as a bespoke solution. It isn’t, and sadly, it’s frequently a solution designed to suit the supplier than the client.

At Q3 our thinking is more considered. We choose not to foist this standard approach on any unsuspecting client but always listen and develop a flexible solution to meet your evolving needs. The result is a very different, hybrid-FM service containing elements of consultancy, conventional FM delivery and best-in-class, supply-chain management. Sometimes described as an integrator model, it will be created differently for each client, because we recognise that no two clients will ever be the same.

To successfully deliver this kind of FM contract, we work very differently, being flexible and informative and acting as a trusted advisor on all aspects of property and FM activity. Our account manager will be a subject matter expert, capable of dealing with every angle of operational delivery, because you may not have the expertise, and sometimes even the time, to get involved in all the fine detail. Underpinning this is a software platform utilising cutting-edge technology, to help the account manager effectively monitor, measure and manage the entire supply chain operation. Technology is the key element that allows us to transform Integrated FM into Intelligent FM, making our service activity demand driven and responsive.

(This is a legal requirement to maintain your workplaces to a minimum for which you are liable, regardless of whether you own, rent, or just occupy a space in a serviced office.) Are the suppliers that carry out works fully insured, do they have the correct accreditations, and do you have the necessary Health and Safety documentation in place?

Value

Are you paying the right amount for your services, do you really know whether you are getting what you pay for, and does it represent value for money?

Corporate Social Responsibility

Do you have clear policies and procedures, do you know what you are required to report, are you making ethical and sustainable decisions? How to you embed sound CSR policies into a modern way of delivering services to your buildings?

Technology

Do you make best use of technology to give you visibility of your property portfolio and help you sweat the assets and the investment you have made in your workplaces?
