When you outsource FM to Q3, you entrust us with the care of both your people and your physical workplaces. The engineering and maintenance division of Q3 are the experts responsible for the “places” element of that equation. Our expertise lies in ensuring the smooth operation and upkeep of a building’s infrastructure, encompassing a broad range of critical tasks and technical services activity. It’s one of the most complex parts of FM and forms the cornerstone of any comprehensive facilities management strategy.
An efficient maintenance regime is key to ensuring the reliable lifecycle operation of electrical and mechanical assets, avoiding costly downtime, extending the effective life of your plant and equipment and keeping your costs under control. Here is what we do and how we do it.
Q3 is a great business to work with and to work for. We were set up by a group of people motivated by experience to create a very different type of Facilities Management company. Here you’ll find out more about us and how we work. If that’s not enough, contact us
Here’s how Q3 works for other clients…
Planned preventative maintenance (PPM) is work scheduled in advance to inspect, service, calibrate and repair building systems, plant and equipment before faults occur. Reactive maintenance deals with unexpected failures or defects when they arise. Q3 provides both: a proactive maintenance regime that helps reduce breakdowns, control costs and extend asset life, backed by reactive support for issues such as HVAC failures, plumbing leaks, electrical outages and building fabric repairs.
Yes. Engineering and maintenance can be delivered as a standalone service or integrated into a wider facilities management contract. Q3 can combine hard FM with other workplace services under a coordinated management structure, giving clients clearer accountability, consistent service standards and a more joined-up approach to caring for their buildings and the people who use them.
Q3 agrees performance measures with each client and reports against the service levels and priorities set for the contract. These can include PPM completion, statutory compliance, response and resolution times, asset availability, repeat faults, reactive maintenance trends and cost performance. Regular reporting and review meetings provide visibility of results, emerging risks and opportunities to improve reliability, efficiency and asset life.
Q3 deploys suitably qualified and competent engineers for the systems and tasks covered by each contract. The precise trade qualifications, certifications and accreditations required will depend on the building, asset base and scope of work. As part of mobilisation and ongoing contract governance, Q3 can provide evidence of the relevant competencies and ensure that specialist work is carried out by appropriately approved personnel or supply-chain partners.
Q3 provides a national, 24/7 emergency response for urgent maintenance incidents, including HVAC failures, plumbing leaks and electrical outages. Response targets are agreed for each contract according to the incident priority, site requirements and location. Critical issues are triaged promptly, with the immediate focus on safety, limiting disruption and restoring business continuity and occupant comfort as quickly as possible.
Yes. Where TUPE applies, Q3 can manage the transfer of eligible engineering and maintenance employees as part of a structured mobilisation. We work with the client, incumbent provider and affected employees to support consultation, information transfer and operational continuity, while meeting the applicable legal requirements. Each transfer is assessed individually because the circumstances and obligations vary by contract.
Yes. Alongside annual maintenance planning, Q3 can help clients take a longer-term view of their mechanical, electrical and building assets. Asset condition, maintenance history, compliance risk, performance and expected service life can be used to prioritise repair, refurbishment or replacement. This supports more informed capital planning, reduces the risk of unexpected failure and helps clients manage whole-life cost.
